We can assist you in either reviewing or preparing you Purchase / Sale Agreement in Belize.

This agreement expressly states the terms and conditions of a real estate transaction in Belize. The general terms found in our sale agreements are:

• Commencement Date
• Closing Date
• Purchase Price
• Description of Property (title information)
• Requisition
• Conditions of Sale
• Vendor’s Warranties
• Termination Clause
• Contact information of all parties.
• Escrow Agent information

We strongly suggest that a title search be done by our company prior to executing any sale agreement in Belize. This is to ensure that the property is free and clear and is not encumbered. It also helps to ensure that the property is in fact owned by the Vendor.

An escrow agent is also recommended for all property transactions in Belize. This allows an independent third party to hold the purchase funds and/or deposit pending the closing of the transaction.

Our Company provides both of these services for an additional fee.

Requirements:

• Full name and address of the Vendor
• Full name and address of Buyer
• Copy of title (conveyance, land certificate, certificate of title, etc.)
• Copy of survey (if available)
• Deposit Amount (if required)
• Purchase Price
• Payment Plan (e.g., monthly payments, number of years and interest rate)

FEES:

Our company has provided efficient, and professional Escrow services to many international and local clients.

Escrow is a legal arrangement in which an asset (i.e. Cash, or any other tangible asset) is deposited into safe keeping under the trust of a neutral third party (escrow agent) pending the completion of an arrangement made under a contract.

Once the parties have completed their duties under the contract, the escrow agent will deliver the asset to the party prescribed by the contract.

Fees:

These prices are subject to sales tax, administrative fees and filing fees.

Traditionally real estate agents represent Vendor’s in respect of property sales in Belize. However, our company has recognized that there is an exceptional need for advice to be provided to Buyer’s prior to purchasing a property or even negotiating a purchase price.

As the Buyer’s Agent we will provide the following services:

• Preparation and review of Sale Agreements
• Review of all title issues, and contracts
• Monitoring of timelines
• Requisitions of all title documents

• Negotiation of terms, costs, and purchase price with Vendor

Fees:

Our buyer’s agent fee is 5% of the sale price. This fee is deducted from the sale price, it is not paid upfront, it is paid on the closing date.
